Confirm title and authority to sell

Inspect for structural and mechanical risk

Focus on roof, foundation, and mechanical systems first. Cosmetic issues can be priced, structural issues can sink timelines.

Look for signs of water intrusion and deferred maintenance on the exterior.

Validate neighborhood demand

Check recent sales velocity and days on market. If homes sit longer, build in extra margin and time.

Confirm rental demand if the exit is a hold strategy.

Collect the right documents early

Get photos, any prior inspection reports, and a clear list of included fixtures.
